If you are looking for a place with excellent Duck and Deer Hunting, you can’t beat this property bordered by Arkansas Game and Fish’s Dagmar Wildlife Management Area.  The property has approximately two miles of frontage with Apple Lake Sanctuary and a waterfowl rest area. Currently operated as a commercial Duck Club, the property has an 11,000 square foot Lodge with 15 bedrooms beautifully furnished, many with King Size Beds and a bathroom.  Most furnishings go with Lodge.  It also has a 10,000 square foot meeting facility with adjoining rooms with bunk beds.  The total facility sleeps about 40 people.  There are several nice houses on the property that can be used by a caretaker, guides, etc. This property is criss-crossed with gravel roads that offer easy access to the numerous hunting areas; has a skeet range, several reservoirs stocked with bass and several WRP fields for stocking and shooting quail and pheasant. There are also a number of natural coveys of Quail. There were 2,200 ducks, 116 dark geese (White Fronted and Canada) and 11 deer taken on this property during the 2007/08 waterfowl and deer season (November through January.)

The property has the potential to pay for itself, with mineral rights that are negotiable. One well has already been permitted by Hallwood Petroleum, which has a lease to drill on the property. Property is in the "Fairway" of the Fayetteville Shale Play.   This could be one of the best deals out there.

This property holds an unbelievable amount of ducks and white fronted geese, raising pens for pheasants, as well as having more than 300 resident Canadian geese. Also offers excellent deer hunting over food plots and in upland hardwoods. There is an 80 acre reservior which contains upland hardwoods that are flooded during duck season and approximately 40 acres stocked with bass and crappie that stays wet all year.

Improvement Notes:
Prairie potholes have been created in a joint partnership with Ducks Unlimited. All potholes have water control structures and 18 wells are able to flood approximately 1,000 acres of WRP fields that have been levied to flood during duck season, in addition to flooded timber areas in existing sloughs that are full of native cypress.

Ducks Unlimited has also planted 800 acres of hardwoods and 200 acres of natural grasses.

In addition, dove fields have been planted and can hunt over 40 persons per day. 280 acres of flooded timber with 10 duck hunting “holes” This is a premier hunting property!
